Trend Alert: The Lock and Leave Lifestyle for Seniors

Ready, Set, Go! Seniors are ready to Travel Again

As the country reopens, vaccinated seniors are planning to travel again.  Across every sector of the leisure travel industry, there is an increase in reservations, fueled by the increasingly optimistic outlook toward a return to some form of normalcy.  This rosy forecast couldn’t come soon enough for 55+ adults who have been idling at home for the past year.  One research study reports that over 70% of Americans are planning to travel in 2021. Cancelled trips are being rescheduled.  Get togethers with friends and family are being planned this summer and fall.  Life delayed no more, seniors are on the move.

Lock and Leave communities provide a convenient avenue to make travel easier than ever.

Active adults, 55+ are taking advantage of new travel opportunities in record numbers.  But before hitting the road, there are always details to be sorted out at home.  Do you need a housesitter?  What about the pets?  Who will take care of the yard, bring in the mail, keep an eye on things?  Welcome to the latest trend in housing termed Lock and Leave.

The phrase “lock and leave” implies that the homeowner can simply lock up the residence for whatever adventure or travel is planned (or unplanned) without worrying about the condition of the home while away.

Lock and leave communities help take the worry out of travel.  Apart from the occasional travelers, the new post pandemic world has spawned a group of travelers who are interested in more frequent travel, including extended stays.  The shift to mobile work, accessibility to digital services for health care, banking, and shopping is making life doable from pretty much anywhere.  Brian Chesky, founder of Airbnb sees this trend  growing as Americans become less tethered to home.

A lock and leave community can be the perfect solution for someone who desires a second home near their adult children, or in a climate they enjoy seasonally.  For RV enthusiasts, a lock and leave community provides convenience and peace of mind while enjoying extended road trips.  It may also be cost efficient as HOA or rental fees usually cover costs that would otherwise have to be borne by the homeowner including security, lawn care, and other concerns.

Lock and Leave offers 55+ convenience and freedom

Increasingly, older adults are looking to simplify and be more mobile but still want to enjoy a convenient, luxury lifestyle, including the option to not be tied down to a large home after the children move out.    Wendy Walker, from Coldwell Banker explains what her clients are searching for right now. “Homeowners who have larger, older estate properties now want less maintenance, less square footage, more amenities and new high-end finishes. They generally don’t have the need for the square footage anymore. ”  These neighborhoods and communities can be for sale or even rentals.  Active Adult rentals are the fastest growing segment of the multi-family construction market and an increasing trend in senior housing.
